Most real estate operators don’t have a deal problem.They have a capital problem. The deal is there, the numbers work, and the raise falls apart anyway, not because the opportunity wasn’t real but because the structure was wrong, the pitch wasn’t institutional, or they were talking to the wrong investors entirely.I’ve built and exited 8-figure companies and spent years on both sides of capital conversations, as an operator raising money and as someone evaluating deals. What I’ve seen consistently is that raises don’t fail because people didn’t work hard. They fail because the foundation wasn’t right before the first investor call ever happened.My work lives upstream of that.Before the pitch deck gets built. Before the first investor conversation. Before the raise gets complicated and expensive to fix.I work with real estate sponsors, multifamily operators, and acquisition entrepreneurs raising $1M to $10M in private capital.
