WORK HISTORY
Senior Vice President of Development @Ci Renew
At CI Renew, I lead all project origination, development strategy, and capital markets execution across the Mid-Atlantic / PJM region, originating approximately 250 MW of solar and BESS projects from greenfield development through portfolio exit.I own market entry decisions across both geographies and technologies and lead commercial negotiations, including PPAs and host and lease agreements. This work translates customer energy objectives and real estate constraints into financeable development structures and a diversified, institutional-quality pipeline. From a capital markets perspective, I lead the sale of project-level entities to infrastructure funds, executing portfolio transactions comprising approximately 50 individual projects. These decisions follow internal investment analyses I lead, including evaluating long-term ownership scenarios, underwriting operating returns, and stress-testing debt and tax equity markets to determine optimal capital allocation and exit timing. In parallel, I manage CI Renew’s finance team, integrating origination, underwriting, and execution to support disciplined growth, efficient capital deployment, and successful outcomes for institutional buyers.
EDUCATION
The Johns Hopkins University - Carey Business School

ABOUT LUKE SMITH
I build and scale infrastructure development platforms, from project origination through capital deployment and exit.I have spent my career developing and financing large, complex infrastructure projects, with a focus on renewable energy and mission-critical assets. I lead market entry decisions, build development pipelines, negotiate commercial agreements, and work closely with capital providers to ensure projects are financeable, executable, and attractive to institutional investors.I have originated hundreds of megawatts of renewable energy projects and led multiple portfolio sales to infrastructure funds. In each case, I evaluate whether to hold or sell assets by underwriting long-term ownership outcomes, testing financing assumptions, and weighing capital market conditions to guide deployment and exit decisions.Earlier in my career, I helped deliver hyperscale data centers for Google and built the first development platform for a venture-backed real estate company. Those experiences continue to shape how I approach risk, execution, and scalability across infrastructure platforms.I focus on building development businesses that grow in a disciplined way, deploy capital efficiently, and perform reliably over time.
