Effectively manage assets for a portfolio of high-quality retail and mixed-use assets for a 1.2 Million SF Portfolio. Provide exemplary customer service. Collect all base rent, expense pass through billings and percentage rent as dictated by the lease agreement. Follow up on late rent payments; issue late notices and default notices, perform lockouts. Prepare and manage annual operating budgets in accordance with company and client return expectations to maximize property operating income and cash flow for assigned properties.Prepare monthly financial reports as partners require and submit within required deadlines. Obtain proposals for material contracts, capital expenditures, and other operating items within the company policy limits. Forecast, and prepare five-year capital plan, for assigned properties and manage capital improvement projects. Monitor actual operating and non-operating costs to budget with the ability to reforecast on a quarterly basis if required. Maintain accurate and complete system data to include tenant gross sales and insurance. Establish and maintain relationships with key merchant personnel, major vendors, organizations, and municipal officials. Ensure optimal functioning of property and building systems.
