Key Responsibilities• Site Selection & Market Analysis:Conduct market research to identify optimal areas for expansion using demographic, consumer, economic, and competitive data. Analyze traffic patterns and neighborhood trends to support site selection. Assist Real Estate Managers and Directors in preparing site recommendations and presentations for senior leadership.• Business Negotiations:Participate in lease negotiations with landlords, property owners, and developers. Recommend lease terms aligned with company objectives, including rent, lease duration, and renewal options.• Relationship Management:Develop and maintain strong partnerships with brokers, landlords, and developers. Collaborate with internal teams (Construction, Legal, Facilities, Operations) to ensure smooth project execution.• Property Portfolio Oversight:Track lease expirations and evaluate opportunities for renewals, relocations, or closures. Support management of the company’s real estate portfolio and coordinate with internal departments on property maintenance and finance-related tasks.• Project Coordination:Work closely with Construction and Real Estate leads to support timely store openings. Ensure all documentation, permits, and approvals are accurate and complete. Assist with due diligence and entitlement processes, including zoning and environmental assessments.• Financial Analysis:Evaluate potential sites by analyzing lease terms, forecasts, capital costs, and ROI. Partner with Investment Planning to conduct cost-benefit analyses and support budgeting.• Compliance & Reporting:Ensure adherence to zoning laws, lease regulations, and internal governance requirements. Maintain updated records and reporting tools for active and prospective sites.
