Abide by all Fair Housing Laws.Key Responsibilities:• Property Operations: Ensure properties meet leasing goals, manage resident application approvals, and oversee all move-in/move-out processes.• Financial Oversight: Collect rent and security deposits and monitor expenditures to maintain cost efficiency. Review and approve purchases/payables within authorized spending limits. Contribute to annual budget creation and monitor financial operations.• Staff Leadership: Recruit, train, and supervise on-site personnel, conducting semiannual performance evaluations to maintain high team performance and morale.• Resident Relations: Address resident complaints, enforce lease policies in compliance with fair housing laws, and develop social activities to foster community engagement.• Compliance & Inspections: Conduct weekly property inspections with maintenance teams and ensure daily operations adhere to company policies and fair housing regulations.• Communication: Act as the liaison between the property and the Regional Property Manager, reporting on conditions, leasing, staffing, and resident concerns.• Successfully turn around underperforming properties to meet or exceed leasing and financial targets.• Strengthen on-site team efficiency through hands-on training and leadership.• Enhance resident satisfaction by promptly addressing issues and building a sense of community.
