ABOUT STEVEN REYNOLDS

Steve Reynolds is a real estate valuation professional, educator, and civic leader with more than three decades of experience across appraisal, consulting, public service, and mentorship. He founded Pinnacle Associates in 1994 after serving as Director of Appraisal Services for a national/regional firm, bringing a focus on rigorous analysis and clear, client-centered communication.Through Pinnacle Associates, Steve has completed valuation and consulting assignments for office, retail, industrial, multifamily, and multi-property portfolios, as well as special-use assets such as educational, recreational, religious, and entertainment facilities. He has also structured appraisal services for specialized reporting needs and complex, multi-stakeholder projects.Steve earned his MAI designation in 1993 and is a Certified General Appraiser in Ohio. He added the CCIM designation in 2003, reflecting his broader expertise in investment analysis and commercial real estate strategy.He served 14 years on the Grandview Heights City Council, including more than seven years as Council President. During that time, he helped structure TIFs, tax abatements, rezoning, and other economic development tools supporting a 90-acre,$500-million mixed-use brownfield redevelopment. His work contributed to the city’s transformation from a financially distressed community to one of Ohio’s smallest municipalities to earn a credit rating from Standard & Poor’s. He also played key roles in civic facility projects and updates to the city’s comprehensive plan.In recent years, Steve has focused increasingly on teaching and mentoring emerging real estate professionals. He serves as an Adjunct Instructor at the University of Cincinnati and Columbus State Community College and has guest-lectured at The Ohio State University’s Fisher College of Business and Miami University’s Farmer School of Business. He is also a committed lifelong learner, currently pursuing graduate studies at Ohio University to deepen his understanding of investments, leadership, and the evolving needs of students and communities. Supporting students—both in the classroom and as a mentor—remains one of the most rewarding parts of his work.Steve also believes deeply in the power of athletics to shape young people. In 2015, he co‑founded Grandview Heights Wrestling, a 501(c)(3) booster organization supporting middle and high school wrestlers. He remains a strong advocate for the life lessons that sports instill in scholar‑athletes.
