Ability to understand financial goals, operate asset in owners’ best interest in owners\' best interest in accordance with policies & procedures.• Ensure property is rented to fullest capacity and lost rent is minimized.• Ensure that invoices are accurately processed for approval and payment by the corporate office, manage petty cash and all funds.• Address resident concerns and requests on timely basis to ensure resident satisfaction with management.• Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.• Maintain community appearance and ensure repairs are noted and completed on timely basis.• Maintain optimum level of occupancy through wait list management and proactive marketing.• Process timely and accurate move-ins, move-outs, and recertifications.• Complete annual and interim recertifications in compliance with Cirrus Asset Management guidelines, local, state, and federal regulations.• Approve rental applications for multiple programs following property and agency standards.• Maintain compliance with all state and federal program regulations relating to the property.• Prepare or oversee preparation for audits and inspections.• Review monthly and quarterly reports and address discrepancies.• Manage marketing according to the Affirmative Fair Housing Marketing Plan and update as necessary.• Ensure the property and grounds are well maintained.• Complete annual or periodic unit inspections and monthly building inspections.• Resolve resident issues and conflicts in a timely manner and in accordance with site guidelines.• Assist in scheduling work performed by vendors and maintenance staff, conducting property inspections, logging and filing maintenance work orders, ordering supplies, etc.
