ABOUT JOSH COHEN

Based in Morristown, New Jersey, Josh Cohen concentrates his practice at Cushman & Wakefield in all facets of corporate real estate including: leasing, sales, build-to-suit, corporate dispositions (i.e. subleases, sales, sale-leasebacks), and corporate / law firm advisory. Since joining the firm, Josh has advised clients in over nine million square feet of transactions ranging from simple office leases to large consolidation, corporate headquarters relocations, and dispositions over square feet including multi-market work. Notable transactions include representing Deloitte in moving its Parsippany operation into a SF build to suit to anchor M Station East in downtown Morristown’s historic redevelopment on Morris Street re-branded as M Station. Morristown officials have called M Station “the most significant commercial development in 30 years.\" The Deloitte M Station Transaction was recently recognized with the NAIOP New Jersey 2019 \"Deal of the Year\" Award. In August 2020, Josh as part of a C&W team in charge of leasing the ON3 redevelopment, represented Prism Capital Partners in the long-term Headquarters lease to Eisai Pharmaceuticals for 332,818 SF at 200 Metro Boulevard. This was the largest office lease in 2020 and the largest new office lease in four years in New Jersey. The Eisai transaction was recently recognized with the NAIOP New Jersey 2020 “Deal of the Year” Award. In 2024, Josh represented longtime client Regeneron Pharmaceuticals in its expansion and large scale relocation to Warren Corporate Center. This transaction assisted in completing the redevelopment of this campus and represented the largest office lease in the I-78 corridor in 2024. Additionally and as noted above, Josh has developed a niche in representing law firms and most recently represented Porzio and Einhorn Barbarito in their large scale headquarters relocations to Parsippany.Many of these transactions have been industry recognized. Mr. Cohen has been involved in 3 out of 4 NAIOP New Jersey “Deal of the Year” Award winning transactions in the past 4 years.Mr. Cohen received his undergraduate degree from the University of Massachusetts – Amherst and was admitted to the Phi Beta Kappa Society upon graduation; Mr. Cohen is also a recent graduate of the NYU Schack Insitute of Real Estate having completed its comprehensive Graduate Certificate in Real Estate. Josh is also an avid marathon runner having completed both the 2003 and 2004 New York City Marathons as well as the 2010, 2011, and 2017 Philadelphia Marathons.
