As a Project Manager at Thomas James Homes, I am responsible for the overall success of residential new construction projects, each with a valuation between $2-7mm. At any given time, I oversee 4 to 8 projects at various stages of development from pre-construction through completion. My projects include both speculative and custom homes in addition to small multifamily rental investment properties. My daily responsibilities include managing project schedules, coordinating with trade partners and vendors, and ensuring the quality and execution of our work. I am responsible for tracking construction budgets, approving payable invoices, reviewing scopes of work and negotiating change orders when necessary. Additionally, I request and attend all municipal building inspections and serve as a liaison to buyers throughout closing and for warranty requests. Throughout construction, I coordinate with architects, engineers, designers and clients to ensure the project is on the right path and avoid any conflicts that might derail our progress. Constructing new homes in urban neighborhoods comes with a unique set of challenges and building requirements. While some might see these restrictions as a burden, I find that they often lead to creative thinking and ingenuous solutions.
