Multi-State Portfolio | Missouri, Illinois, Mississippi (and national acquisition scope)• Lead daily operations for 1,400+ commercial self-storage leases, ensuring occupancy optimization, compliance, and portfolioperformance• Partner directly with VPs and the President to drive nationwide acquisition strategies, including lease audits, asset onboarding,and investor alignment• Conduct financial modeling and operational planning to support strategic acquisitions and lender underwriting processes• Personally present site-level operational plans and financial projections to lenders during due diligence and walkthroughs• Manage full leasing lifecycle: rent collections, delinquency management, lease enforcement, and terminations• Oversee regional budgets, control expenses, and implement initiatives to hit financial performance targets• Lead and coach remote site teams, ensuring consistency, accountability, and exceptional service delivery• Analyze KPis to improve tenant retention, streamline operations, and increase NOl across the portfolio• Build and manage vendor partnerships for maintenance, repairs, and capital improvement projects• Act as the key liaison between operations and executive leadership, providing data-driven updates and performance reportingChicago Glam Factory
