Market Research and identifying competitive amenity and design offerings * Anticipate level of amenity and design offerings required to be competitive in the given market. Assist in budget development for Proforma and Class I Budget. Analyze past project budgets/offerings/actual hard and soft costs of “design features” for use in hard cost and soft cost estimating.*Identify appropriate “style” of site in general terms.* Make recommendations for design consultant selection. Review design consultant proposals with development team.*Identify design parameters required by outside agencies. Collaborate with designers to overcome challenges in budget/schedule to accommodate requirements in a way that supports a stable proforma.(Value engineering that is sensitive to the end user’s perspective).*Assist Development in creating/fine-tuning floor plans in coordination with third party management companies.*Review drawings/process in construction document phase - assist Construction’s point of contact in consultant direction- anticipating coordination, budget and constructability (schedule) issues.* Review drawings for long-lead items- detail development required for constructability.* Answer field questions-determine which issues threaten design concept-provide solutions to stay on track with project vision. If not possible, alert development team. Schedule site visits as necessary.* Unit Finishes (Selections/Approvals/Submittal review)* Breezeway finishes (Selections/Approvals/Submittal review)* Pool Furniture order (Selections/Approvals/Order/Delivery schedule)* Sign package (Direct design based on Brand Design/Submittal review/Coordination/Delivery schedule coordination)
