Project: Naples Beach Hotel & Golf Club• Assess project requirements to ensure timely, budget-compliant, and quality construction, aligning with contract specifications.• Supervise document control processes, manage addenda, and other revisions effectively, distributing project updates to the General Superintendent, field staff, and subcontractors, ensuring updated and accurate as-built documentation.• Assist the Project Manager and Superintendent in handling technical contract aspects with consultants and subcontractors, addressing all technical elements.• Prepare comprehensive reports on General Conditions items, labor, safety, change orders, and quality control, utilizing the Project Management System to track building permits, follow up on issues, and manage plan revision submissions to municipalities.• Manage subcontractor closeout processes, utility transfers, owner training, and punch list completion, ensuring smooth project execution.• Coordinate the turnover of all required Close-Out documents to the Owner, ensuring compliance and project completion.• Prepare control line and coordinated drawings, organize subcontractor coordination meetings, and distribute updated drawings to field staff and subcontractors.• Conduct periodic construction site inspections to ensure adherence to technical requirements and standards.• Prepare and distribute minutes for project-related meetings, capture monthly videos/pictures for management meetings, ensuring clear communication and documentation.• Facilitate the assembly, distribution, and filing of as-built drawings, warranties, certificates of occupancy, and final lien releases.• Assist the Project Manager and Superintendent in handling technical contract aspects with consultants and subcontractors, ensuring all technical elements are addressed.
