Working for a small owner/operator of a multifamily portfolio that encompasses apartment units, the job description is diverse. As the company\'s construction project manager, I conceive, plan, and execute property improvement and repair projects. These projects are wide-ranging, and may include a unit interior renovation program that updates all apartment finishes over a two- to three-year period, forecasting rent growth and monitoring ROI over the lifespan of the project. Or it may include enterprising projects such as the design and construction of new amenities on a property. And it may include defensive projects as small and yet essential as solving mysterious roof leaks or improving storm water drainage systems to prevent water intrusions into crawl spaces. The position also requires a knowledge of property operations and leasing strategy, coordinating with property managers and regional managers to achieve rent growth projections, maximize and maintain occupancy, and find ways to prudently minimize expenses. The position requires a knowledge of the broader economic outlook, an understanding of the competition in the sub-market, and the financial position of each property in question. Projects must account for impacts on the day-to-day lives of apartment residents, ensuring customer satisfaction while acting as a fiduciary to the business overall.
