Having closed over two hundred transactions, with sales procured from a large base of investment and consumer clientele generated by our large presence on the internet and social media, we are certified Express Offer agents for I-Buyers through eXp Realty where Bridget is a multi-year ICON Agent. Services provided: • MMRs: Providing timely and accurate monthly marketing and status reports including information on new, comparable properties. • CFKs:(Cash for Keys) Aggressive, experienced negotiation with occupants to minimize client expense and eliminate the need for eviction. • Eviction: Coordinate with Marshalls in Connecticut and Sheriffs in Rhode Island and provide oversight on evictions. • Re-Key: Coordination with contractor to re-key premises using client specific key-codes and lockbox combinations. • Secure: Ensuring that all properties are properly secured from unauthorized entry. • Trash Out: Management and Post-Inspection • Repairs and Rehabs: Extensive reliable contractor database with quick turn-around for bids. Inspection of all work upon completion. • Landscape Maintenance: Coordination and regular inspection of all lawn landscaping maintenance per client guidelines. • Seasonal: Winterization, Debris removal (as necessary) • Expert Contract Negotiation: Efficient and expert negotiation of all contracts
