Stepping into a fixed term contract role as Utilities Operations Director at Indurent, a Blackstone-owned UK industrial REIT with a 27M+ sq. ft portfolio. My appointment marks the start of a strategic transformation initiative to build a lean, scalable, and digitally enabled utilities function—delivering financial control, operational efficiency, and long-term ESG value.My focus is on designing and operationalizing a new Utilities Target Operating Model that integrates electricity, water, gas, and solar PV into a unified, tech-led platform. This includes- Building an internal Utilities Hub team with specialist capabilities in procurement, energy analytics, compliance, and reporting- Embedding AI-powered metering and analytics to enhance visibility, accuracy, and cost recovery- Aligning utilities management to ESG mandates including SECR, ESOS, and Scope 2 tracking- Laying the groundwork for future investment in solar, energy storage, and demand response across the portfolio.The role requires balancing immediate performance uplift with long-term transformation. Drawing on frameworks from AI-enhanced maturity modelling from my white paper, strategic sourcing and smart grid systems, I’m guiding Indurent through a phased roadmap that links operational design with commercial outcomes and regulatory resilience.Currently on track to driving savings of £2.4m within the first year which represents 32% of total budget.This is about more than just fixing utilities - it’s about embedding energy intelligence, stakeholder alignment, and sustainability into the DNA of a growing real estate platform.
