ABOUT WAYNE DELONG
Residing in Indiana for 40+ yrs, my career includes 30 yrs of experience as a community development professional (certified planner since 2001, licensed Real Estate Broker as of 2026), with 24 of those years including a focus on both securing easements as well as entitlements for & siting of: communication towers, fiber infrastructure, electric utility distribution & transmission infrastructure (including substations), & utility scale renewable energy installations (solar and wind). As a community development professional, I earned in 2002 a CDBG administrators certification from the Indiana Office of Comm. & Rural Affairs, & subsequent to that, have written several grant applications that secured over $3m in funding for projects and have been responsible for administering over $5m in project specific funding awards. Specific to years of 20••••22, my experience was complimented by being allowed the privilege of performing program manager responsibilities associated with a redevelopment project focused on a 100 acre shuttered industrial facility (last occupied in 1976). Complete redevelopment (subsequent to removal of buildings & structures) required both on and off-site improvements to communication infrastructure as well as electric, gas, potable water, sanitary sewer & storm water utilities, the completion of various environmental studies, securing zoning entitlements, and the approval of local, state, & federal permits (literally from A to Z: Army Corps of Engineers to Zoning). The project afforded the opportunity to be deeply involved in the acquisition of a $3m asset & subsequently lead the sales efforts associated with both the resulting parcels (from division) & identify parties to acquire acreage identified as excess.Parallel to my career as a community development professional is a lengthly & dynamic history related to both implementing the entrepreneurial spirit & facilitating impactful economic activities here in Indiana for 20+ years. This spirit finds its roots in generations before me, ranging from my great grandfather‘s stores to my grandfather’s gas stations. Brick and mortar operations is something I’ve been involved in as well, having storefront retail operations since 2003 which at one time was as large as 17 team members. The current operation continues to teach lessons that most optimally are learned from first hand experiences.
