   Assisting Project Manager in directing all phases of management for repairs & renovation of 29 buildings for Affordable Housing under the NYCHA (New York City Housing Authority) PACT scheme• Project Management: Initiating RFP (Request for Proposal), RFIs (Request for Information), Submittals, Schedule Development for construction & maintenance work, client communications, stakeholder management, Project Trackers and Sign-offs, and project turnover and warranty, 2-week lookahead schedule, violation management, permitting, inspections, construction estimation• Construction Accounting: Prepare monthly Anticipated Cost Reports (ACR) and Financial Status Reports, procurement, budget development and maintenance and purchasing, contract management and compliance.• Supervision & Safety: Ensuring complete compliance by all workers on the Project as outlined by OSHA and other agencies, project team management, construction oversight, quality control, safety and compliance, • Environment Health & Safety: Working with third party expeditors, ensure site safety plans, dust control pans, air quality plans in accordance with NYC DOB, project documentation and requisitions.• Contract Management: Supervise and track the performance of all aspects of contract administration including contract review, field directives, change orders, back-charges, violation management, project start-up, permitting, inspections, consultant management, all required reports and reporting, and final punch list and closeout procedures, review Plans and Specifications to assist in ensuring that Trades and Vendors are supplying material and installations in accordance with the Plans and Specifications. Maintain Quality Control (QC) Documentation and ensure that Superintendents are using QC Documents correctly, distribute Punch Lists to Trades and ensure completion of work, and prepare and distribute Punch List sign-off to support Requisition and payment release.
