Support acquisitions and development efforts for senior housing communities (IL, AL, MC, cottages, mixed-use) across multiple states, working directly with executive leadership, development partners, brokers, and institutional capital. • Lead preliminary deal screening and underwriting, including review of Offering Memorandums, rent rolls, census/occupancy data, operating statements, and development budgets. • Build and maintain scalable Excel-based financial models for single assets and multi-asset portfolios, incorporating pro formas, debt sizing, DSCR/LTV analysis, IRR/MOIC outputs, and sensitivity testing. • Reconcile broker-provided assumptions with internal underwriting, identifying risks, inconsistencies, and key drivers impacting valuation, pricing guidance, and investment decisions. • Prepare executive-level investment summaries, asset briefs, and market overviews for internal investment reviews and committee discussions. • Analyze occupancy trends, rate structures, payer mix, and expense performance to support operational diligence and forward-looking assumptions. • Collaborate cross-functionally with asset management, development, finance, and project management teams to streamline acquisition workflows and post-close transitions. • Design and refine data organization systems (Teams/SharePoint/ClickUp) to improve diligence tracking, document governance, and long-term asset reporting. • Support institutional and JV partners by providing clear, defensible analytics aligned with investment and operational objectives.
