Responsibilities include direct supervision of property management teams to include property management, leasing, marketing, resident services, administration and maintenance. Bottom line accountability for monthly financials, revenue, occupancy and maintenance of the communities. Responsible for staffing, team leadership, motivation and management.Overall accountability for property management, leasing, marketing, resident services, maintenance, administration, reporting, budgeting and business planning. Obtain and analyze current market, competition and economic data. Develop, implement and manage short and long-range marketing plans to achieve the communities’ goals. Implement and monitor policies and procedures appropriate to the day-to-day operations of the communities. Assist Community Managers in achieving maximum occupancy levels. Implement resident programs to minimize turnover and promote resident satisfaction. Conduct routine site inspections to ensure communities are within the company standards and performing according to plan. Implement expense controls and manage the property at maximum cost effectiveness. Work with Community Managers to meet established expectations for each community in the portfolio. Manage and approve vendor relations and contracts. Assistance with acquisition due diligence and takeover efforts from property management & operations perspective.
