I’m a Junior Real Estate Development Manager at Circle K, gaining hands-on experience in identifying, analyzing, and supporting the execution of new store development opportunities. While I’m early in my career and have not yet closed a deal, I’m actively contributing to the foundational research, planning, and strategy behind successful site selection and pipeline growth.I work closely with senior real estate leaders to evaluate sites across various markets—looking at traffic patterns, co-tenancy, ingress/egress, zoning, and proximity to both competition and key demand drivers. I analyze site placement variables like mid-block vs. corner, lighted vs. unlighted intersections, and roundabouts, considering how each impacts visibility, access, traffic flow, and ultimately store performance.I support the creation of internal MAPS and SLAPs to visually communicate site feasibility, including access points, fuel canopy layout, parking, setbacks, and nearby infrastructure. These materials help guide pre-app meetings with local municipalities and inform internal decision-making by real estate, construction, and leadership teams.Using Excel, Smartsheet, and KLI (Key Location Intelligence), I track project status, timelines, market comps, and development assumptions. I’m building knowledge in ROI, IRR, capital budgeting, and sales volume forecasting—developing the financial lens necessary to support Circle K’s long-term growth and profitability.Passionate about retail development, I bring curiosity, strategic thinking, and attention to detail to every project.
