Assigned to be a specialist based at our company\'s Lake Union location, which is one of the company\'s flagship properties, purpose built to be the world’s first senior living community meeting Living Building Challenge 3.1 Petal Certification and the Seattle Living Building Pilot Program. This seven-story, mid-rise assisted living and memory care community operates as an all-electric, emission-free facility with systems including* Solar-powered systems and onsite battery storage * Custom designed water-recycling and rainwater collection infrastructure* High efficiency exhaust systems with heat exchangers* Liquid-to-liquid cooling/heating systems and heat pump boilers* High performance building envelope systems* Indoor Environmental Quality (IEQ) Systems, including timed and seasonal dependent central control systems, advanced ventilation systems, and purposeful indoor cosmetic, plant, & water featuresWhile at this location I am tasked to finalize post-construction closeout, construction deficiency resolution, complete systems auditing, support refinancing assessments, property modification to maximize rented space, support to transition from our construction loan, develop a 5-year CapEx forecast, and initiate a 12-month audit, targeting \"Living Building Challenge\" certification.Additionally:* Manage a ~$750K annual discretionary budget (before capex) across maintenance, laundry, housekeeping, and property services* Ensure strict compliance with life-safety, environmental, and healthcare standards* Direct vendor and contractor relationships, preventive maintenance planning, and project execution to maximize reliability, performance, and resident experienceIn this role, I serve as operational leadership and corporate support for a community recognized with national design and sustainability awards (including ULI Americas Awards for Excellence and AIA Design for Aging Review), positioning it as an industry model for sustainable senior living.
