Tracy Buckley serves as the Director of Commercial Real Estate for Pathway Lending. She also leads Pathway’s charge with the Memphis Medical District Investment Fund (MMDIF), a $30MM fund that was created to spur inclusive real estate development in the Memphis Medical District. In these roles, she is responsible for impactful lending that will create density and cultivate development within urban corridors as well as loan opportunities that provide market rate and affordable housing to residents throughout the state of Tennessee.As a lender and place-based development liaison, she works to fund transformative and high visibility projects that provide a neighborhood benefit.She is a highly motivated economic development and financial services professional with more than 19 years of documented training and experience within both the public and private sectors. As an experienced economic development professional, Ms. Buckley understands the importance of having a concentrated focus on job creation and business retention. She has proven that she is able to achieve ambitious goals and streamline business operations that drive growth and increase efficiency.A native of Memphis, Tracy holds a Master of Arts Degree in City and Regional Planning along with an undergraduate degree in Business Administration, both from the University of Memphis. She holds a Certified Economic Developer (CEcD) designation from the International Economic Development Council (IEDC) and is a graduate of both the Southeastern School of Commercial Lending and Barrett School of Banking.

   Develop and maintain relationships with commercial real estate and multifamily developers, bankers, existing referral, and eco-partners within the state that result in transactions totaling individual loan sizes from $5M-$25M.•Serve as primary lender and relationship manager for $30MM specialized loan fund with a focus on high impact commercial real estate projects in the Memphis Medical District.•Perform due diligence, site inspections, appraisal review, financial statement and pro-forma credit analysis, and credit evaluations of potential borrowers. Prepare credit memos with supporting documentation, and present loans for review or approval.•Maintain knowledge of client companies and industries to strengthen relationships and increase opportunities for future loan applications that may include mixed-use or mixed-income developments utilizing a variety of Federal and State programs such as Opportunity Zones/Funds, LIHTCs, NMTCs, Historic Tax Credits, etc.•Collect necessary documentation required to be in compliance with local, state, and federal incentive programs.
