   Negotiates with owners & brokers in Georgia & Alabama to acquire tracts of land to develop into new neighborhoods. Manages due diligence on land development projects - feasibility studies, market studies, zoning issues, interface with county officials, confirmation of utility availability, rezoning, and coordination with surveyors and engineers. Coordinates efforts of attorneys, land planners and engineers to assemble land parcels, realize greater land density (through rezoning), and improve project layout and over-the-top amenities. Prepares and creates land development budgets, information, and marketing packages for our development committee and shareholders. Facilitates land development bids, awards contracts, and secures land development permits. Recruits, Selects, Trains, Manages & Motivates the employees in the Land Acquisition & Development department. Hold monthly goal sessions with each direct report. Directs the activities of all onsite personnel and subcontractors, including 8 direct reports and over 55 subcontractors. Managing 24 current development project totaling $375 Million dollars.
