3161 Michelson Drive is owned and managed by John Hancock Real Estate. Able Engineering is contracted with JHRE as a third party engineering services provider. As the Chief Engineer, I am responsible for supervision of the engineering staff and their duties as well as the day to day building operations and equipment related to HVAC, building automation, plumbing, electrical, elevators and fire life/safety. Over the past 10 years I\'ve supervised all tenant improvement/construction projects from raw space to finished product, established and maintained building standards, negotiated and established vendor contracts, directed the commissioning and fine tuning of building systems with an emphasis on energy efficiency as the target goal. I created and implemented the preventive maintenance program, coordinated modification and retrofit projects utilizing incentive/rebate programs with SCE and played a major role for obtaining and maintaining LEED Gold and Energy Star status.
