Oversees a team of Acquisition Analysts and Real Estate Agents to acquire Single Family Rentals (SFR) homes in over 18 cities for Real Estate Investment Trust (REIT). Role Responsibilities • Mission: Increased number of acquired homes to desired level (300+ per month) • Review/assess performance of regional brokers o Maximize submitted bid conversion win rate (25%+ immediate, long-term target 40%) o Understand market-specific dynamics of bidding process in each region o Understand and estimate volume capacity per market o Re-train/replace unproductive broker agents, where necessary o Develop best practices and protocols for acquisitions o Improve technology to manager acquisition process • Review/assess performance of Acquisition Analysts o Continually review and maximize bids for accuracy and volume o Review accuracy of rent and renovation estimates o Control tax projection and re-assessment process • Oversee and manage closing process of homes o Maintain EMD tracking o Manage closing process and wires with Closing Agent o Appropriate allocation of properties to funds • Reporting performance to Senior Management • Review and improve EMD refund process • Create weekly closing cash flow forecast • Improve HOA information prior to acquisition (CC & R restrictions, etc) • Improve inherited tenant data (keys, security deposit transfer, new lease, prorated rents, etc)
