Reporting to the General Manager for the overall maintenance of the residency.~ Effectively maintaining to exceeded 100% Emergency Response Plan compliance. The Maintenance Coordinator is responsible for the overall maintenance and repairs of the Community including equipment in the building and the suites, the cleanliness and upkeep of the grounds, creating and implementing a preventative maintenance program and ordering related supplies and equipment. The Maintenance Coordinator is also on-call for emergency purposes. Building Maintenance• Plan and follows a preventative maintenance program whereby all equipment is inspected and serviced regularly. • Collect service requests for repairs and maintenance from the Reception Desk several times per day, ensuring that all repairs required for suites are carried out as soon as possible. • Provide basic maintenance of the heating and air-conditioning system, including belt and filter replacement, set point adjustment and monitoring. • Ensure the lighting throughout the interior and exterior of the building and site is functional at all times, including the emergency lighting. • Train casual and contract staff in respect to maintenance duties and responsibilities during an emergency. Fire and Safety • Perform routine checks of the Fire Alarm and Security System, ensuring that all equipment is in good working order. Follows Amica schedule for documentation of inspections and audits and completes monthly audit reporting. • Ensure familiarity with the community fire and security procedures. In cooperation with the General Manager, creates and maintains a procedure and timeline for fire drill completion on a regular basis. • Train key personnel for critical areas such as the Fire Alarm and Security System. • Train casual and contract staff of duties and responsibilities during an emergency.
