Manage a staff of four located in Arizona, Tennessee, Ohio and Florida. Responsible for a team of 11.* Responsible for portfolio of 1.7 million sq. ft. in five states. Consisting of pharmacy distribution centers and office space with cafeteria and gym amenities.* Responsible for the facilities’ mechanical operations which include cooling towers, motors, RTUs, exhaust fans, air handlers, UPS, emergency generators, humidifiers, water treatment, and fire suppression systems.* Ensure the facilities are prepared and operations are not interrupted during severe weather events.* Ensure performance management, coaching and developing team members through established HR processes and disciplinary actions. Conduct simi-annual performance reviews.* Directly involved in development and management of annual operating and capital expense budgets. Proposing energy and sustainability projects. Responsible for monthly variances, approving invoices and purchase orders. Accountable for annual budget of $12 million and working within budget.* Deliver monthly presentation to the client regarding portfolio budget, variances, open requisitions, re-entry strategy, work order review, FM lead projects and initiatives.* Lead team in the supervision of maintenance programs relation to interior and exterior conditions, appearances and operations of the facilities.* Ensure team is meeting KPIs and SLA each month. All assigned training is completed 100% on time.* Collaborate with internal and external personnel (e.g. Workplace Solutions clients, senior leadership team, on building occupants, risk management, auditors, insurance adjusters, Environmental Health and Safety team, Director of Engineering and project management) for the purpose of implementing and/or maintaining services and programs.* Partner with third party service providers and landlords to ensure timely and satisfactory service delivery is met.
