We are dramatically increasing the supply of housing by helping homeowners on single family lots redevelop their land into 6-10 unit cooperatives. By co-developing with homeowners,$500k of impact capital (3 year term with a 9% return) is enough to secure a conventional construction loan. That means we only need to raise around $60k for each unit we build. Our ownership model allows middle-income households to buy units in the completed project with only $10-$30k downpayments. This allows generational renters to enter into homeownership and start building wealth. We are currently working in Seattle and California. We have 5 active projects and over 40 homeowners on our waitlist.
