September 2005 – Present Daljogroup Subway Development Director Dealing with property acquisitions for the Subway Bristol, West and East Anglia regions, identifying new location opportunities and growth in the counties of Essex I Suffolk I Norfolk I Cambridgeshire I Hertfordshire I Bedfordshire I Bristol I Gloucestershire I Somerset I Wiltshire I Dorset I Devon I Cornwall. Duties include finding sites, site evaluation, demographic surveys, property surveys, negotiating heads of terms, overseeing the legal progress through to completion. Overseeing the management of the property portfolio of over 340 stores in the South West and East Anglia areas of the UK. Liaising with agents and consultants to reduce costs for the company and franchisees. Including lease re-negotiations/re-gears, rate reductions and the decor refresh program. Overseeing franchise recruitment and approval. Support new and existing franchisees through the store development process, assist franchisees and project managing restaurant design, store fit out/construction through to the store opening. June 2004 – September 2005 Subway Restaurants Ltd Field Consultant/Area Manager Conducting monthly store evaluations and training sessions. Implement new ideas through coaching, training and mentoring. Work with franchisees on local store marketing strategies and provide further support through franchisee meetings. Dealing with the operation of company stores. Duties include liaising with store managers to ensure stores are achieving targets set, ensuring all stores are compliant in health and safety, disciplinary procedures, staff training records
