Chartered Architectural Technologist by profession, specialising in project coordination from inception to handover, defects liability period & beyond, including as CDM Principal Designer, Party Wall Surveyor, Building Regulations, discharge of Planning Conditions, or Planning Appeals. PI insured for buildings over 5 stories tall, £5m construction value, with enhancement for CDM Principal Designer. Typically, as part of a Main Contractors Pre Contract Team, will coordinate team queries, including Estimator or Take Off QS, Contracts Manger & Directors. Able to provide conclusive responses, or direction, based on Tender Documentation, where are anomalies or conflicts within the documentation, or the Employers Requirements are unclear, & can liaise with Clients Representatives to obtain clarification. Usually responsible for Contractors Proposals or Tender Submission, & contributions from team members, such as Method Statement’s, proof reading & adjusting to ensure factually & grammatically correct so documents appear to be authored by a single person, in a company format, with consistent presentation & style. In drafting submissions, can identify potential risks so work secured for the correct value, with all relevant risks identified & allowed for. During Post Tender Discussions, can justify, & illustrate to the Clients Team in order to resolve clarifications to proceed to the Award of Contract. However, roles can also involve being a key and active part of the on site team too. Can be responsible for coordinating flow of information, including web portals, Sub Contractor & Consultant information, in addition to design & buildability reviews. On site roles are either a coordinator, or to assist the assigned coordinator by evaluating the current design. This involves advising on matters such as Brand Standards or ER’s, Statutory Compliance, DDA & relevant British Standards. When working as the assigned on-site design coordinator, it normally includes keeping design documentation up to date, resolving design issues as they arose, & resolving site team queries or design related matters. Prior to target Clients being Main Contractors, as an experienced designer & lead Consultant, was responsible for all the project design, documentation & running of the project. Architectural design is still undertaken when requested. Security cleared for Nuclear New Build (20••••13).
