About Stephen Lanni
I am a multifamily investment and development executive with more than two decades of experience sourcing, structuring, and executing institutional real estate investments across the Western United States.Most recently, I served as Senior Vice President of Multifamily Investments at Sares Regis Group, where I led acquisitions and investment strategy across multiple institutional funds totaling approximately $2 billion of active capital spanning Southern California, Northern California, Seattle, Phoenix, Denver, Las Vegas, and Dallas. Over the course of my career I have sourced and executed 37 multifamily transactions totaling units and more than $2.7 billion in capitalization, while helping build and expand the firm’s multifamily investment platform. My experience spans the full investment lifecycle including:• Market strategy and new market expansion• Deal sourcing and relationship-driven origination• Investment committee presentation and capital structuring• Financial underwriting and risk analysis• Development and value-add repositioning strategies• Asset management oversight and portfolio performance optimizationI have led acquisitions and investment strategy across some of the most competitive U.S. multifamily markets including Southern California, Northern California, Seattle, Portland, Phoenix, Las Vegas, Denver, and Dallas.A few highlights from my experience include:• Achieving 16.9% full-cycle gross returns on an $800M institutional multifamily fund• Generating 17.7% full-cycle returns on an earlier $300M fund• Leading expansion into new markets including Las Vegas and Dallas• Sourcing over 3,100 units and $730M of capitalization within a single institutional fund• Executing a $185M development project that was later recapitalized at $275MThroughout my career I have built strong relationships across the real estate ecosystem including institutional capital partners, operating partners, brokers, lenders, and developers.I am passionate about identifying emerging market opportunities, structuring disciplined investments, and building long-term partnerships that create value for investors.I hold both an MBA and a BS in Business Administration from the University of Southern California Marshall School of Business, with concentrations in Finance, Strategy, and Real Estate.
