Lead rating analysis of Commercial Mortgage Backed Securities (CMBS) transactions (fixed & floating rate; conduit/fusion, single asset/single borrower and multi borrower).• Manage deal teams to ensure credit concerns are consistently evaluated, relevant risk factors properly considered, and Moody’s methodologies accurately applied.• Assess credit risk at property, loan and deal level for each transaction: • Property level analysis: evaluate sustainability of historical and expected cash flows and property values based on asset type, market/submarket, unique property attributes, tenant quality and long-term average capitalization rates. • Loan and deal level analysis: consider loan features such as DSCR and LTV, subordinate and future debt, amortization, reserves, and cash management. Coordinate with legal team to evaluate legal and structural risks. • Perform on-site property inspections with property management to discuss and analyze current leasing strategies, comparable property performance, and local market conditions.• Conduct all other aspects of transactions including issuer feedback calls, committee presentations, formulation and publication of Moody’s pre-sale reports, and execution of final rating letters.• As a Model Gatekeeper, review conduit/fusion models prior to preliminary and provisional rating committees to ensure accuracy of inputs and uniformity of modeling practices across transactions.
