Accomplishments: Implemented a tenant retention program including mandatory annual Leasing and CRM meetings, quarterly Tenant Town Hall Meetings and an online tenant interface portal. Produced a zero-based property budget decreasing the chargeable TMI by 2% year over year on a new acquisition, equating to a decrease in the annual operations budget by $650K through the review and implementation of operation efficiencies and review and tendering of the vendor contract portfolio for the first year, then a 350K reduction in expenses the second year resulting in a further TMI reduction of 4% year over year. Increased revenue by $350K through the review of ancillary revenue generating pockets i.e. review of parking rates, storage facility availability and review and tendering of contracted services as well as tenant retention and wellness programs. Mechanical and electrical audits and resulting in measures to reduce utility and resource consumption, as well as the implementation of capital upgrades to the site to increase energy efficiency and utility positioning for billing services. Responsibilities: Review and implementation into the Avison Young matrix, as well as ongoing oversight of a 430K sq. ft. commercial complex consisting initially of four commercial buildings, on a 15 acre development site set to be a new commercial/residential condominium community commencing construction in 2020 with a LEED commercial tower.
