Responsible for all aspects of accounting, reporting, cash management, budgeting, tax returns, and governmental filings for a portfolio of 10 commercial, residential and development properties. Prepare monthly property reporting packages for owners and lenders. Compile, analyze and report month-end variance analysis reports for Managers and Owners using departmental budget vs. actual guidelines to determine proper charging of expenses. Analyze monthly financial statements to determine proper charging of operating, capital revenues and expenditures in accordance with departmental procedures. Prepare and manage initial accounting set up for newly acquired properties to ensure accurate beginning balance sheets and income statements. Manage, plan and coordinate projects for multiple properties. Identify and develop solutions for areas of improvement within the Accounting Department as well as financial reports and processes. Establish change management plans and project timelines. View and plan resource allocation across multiple projects. Assist with developing internal control policy and procedure for AR, AP, month end close, and cash management. Prepare and submit capital expenditure draws for lender reimbursement. Prepare ownership distributions and requests for capital contributions. Review and analyze annual CAM and real estate tax recovery billings. Abstract loan documents and calculate debt service coverage ratios to meet lender requirements. Assist with improving the annual audit process to meet loan covenants and venture agreements. Maintain templates used in preparation of the annual property budgets. Assist other department heads with budget information and review completed budgets.
