   Project Manager is contractually responsible for the day-to- day management and administration of O&M activities for the Limbaugh Federal Courthouse, including payroll, procurement, employee training. This scope of work includes maintaining facility in full operational state of readiness, necessary to support the GSA mission, and ensuring 24/7/365 courthouse operability, meeting or exceeding contract performance standards, incompliance with all applicable regulatory requirements. The O&M Manager represents the current property management contractor hired to oversee the operations and maintenance program, including implementation of all plans and procedures, developing, and managing the budget, serves as a central point of contact with the General Services Administration (GSA) for performance of all work with full authority to act on behalf of O&M organization to achieve contract performance expectations. Prepare cost proposals and negotiation of associated work, supervising and scheduling workforce, providing reports, entering and maintaining National Computerized Maintenance Management System (NCMMS) data, receiving service calls, maintaining Safety Data Sheets (SDS), performing quality control inspections, maintaining all contract files, follow up on any scheduled rework, maintaining all equipment files, submitting all deliverables to GSA, supervising employees and subcontractors, submitting background/security documentation, sending new hires for drug screening, maintaining operating logs/tour sheets, reviewing service orders for completeness, ordering parts/materials/equipment, maintaining stock and critical parts inventory, overseeing completion of service orders, managing preventive maintenance plans and schedules, administering all subcontracts, managing and inspecting all subcontract work, ensuring compliance with all aspects of applicable contracts.
