As a AFM I oversee multiple locations around Manhattan’s Island. My key responsibilities include-Coordination of Repairs : Manage mechanical, electrical, plumbing, glass, and carpentry repairs while maintaining high standards of service at each facility-Facility Inspections : Conduct weekly walkthroughs to ensure compliance with company and department standards, as well as all safety regulations-Compliance : Ensure full adherence with all New York State (NYS) and FDNY compliance requirements across assigned facilities-Capital Projects Management : Identify, bid, and manage capital projects, ensuring timely completion and adherence to budget constraints-After-Hours Coordination : Plan and coordinate all special security requirements for after-hours site visits, ensuring uninterrupted operational flow-Budget Oversight : Develop and manage annual facility repair and maintenance budgets (over $1.3MM), plus additional budgets for capital projects, ensuring compliance and diligent spending while also managing individual project budgets-Work Order Management : Prepare work orders and issue purchase orders through Service Channel, ensuring timely processing to avoid delays-Vendor Coordination : Approve and process invoices for work performed, maintaining strong vendor relationships and ensuring quality workmanship-Club Coordination : Work closely with Maintenance Managers, General Managers, and AGMs at each club to supervise all repairs, maintenance, and capital projects-Renovations : Responsible for leading and managing all renovation projects for assigned facilities-Member Experience Enhancement : Operate with a proactive urgency to resolve issues impacting member experiences, underpinning our commitment to client satisfaction-Project Estimation & Facility Management : Apply expertise in project estimation and facility management to drive operational improvements across all assigned locations-Others many responsibilities and functions.
