This project involves the transformation of sq. ft. of office space across three interconnected buildings into a new sq. ft. development. The scheme includes sq. ft. of affordable workspace, a new public house, and a café.The works retain 70% of the existing structure, infill the central courtyard, and add two new floors with roof terraces. This follows the demolition of the upper levels to deliver a landmark example of modern architecture.Scope also includes a full Cat A fit-out of the new floors, along with new MEP installations.A new glass-reinforced concrete façade replaces the 1980s brick exterior, inset with glazed terracotta finishes. The building features a fully electric plant, supported by renewable energy from rooftop photovoltaics.The project is targeting a BREEAM ‘Excellent’ rating by reducing embodied carbon, utilising the existing ribbed reinforced-concrete frame, and incorporating Protec’s Proplex closed-loop remanufacturing scheme to recycle site materials.
