We replace decayed lining every 12-15 years and replace the sacrificial magnesium anodes every 1-3 years depending on how hard the water is in your area. Replacing a hot water tank could cost you Preventative maintenance would give you an extra 15 year warranty after every reline and scheduled internal maintenance every 2- 3 years so you don’t need to replace your tank again.Reasons to do regular Preventative Maintenance Internal Inspections on Domestic Hot Water Storage Tanks.Over a period of time sediment will build up inside the DHW Tank. If the sediment is not removed it will end up circulating throughout the entire system. Causing damage to pumps and piping. This sediment may come into the system from the main water supply, some minor amounts from plumbing systems and in some cases from deteriorating cement linings. We believe it is imperative to remove this sediment on a regular basis.The majority of water storage tanks come from the factory with sacrificial magnesium anodes installed. These anodes are purposely installed so they will corrode rather than the unlined portions of the tank (I.e. the man-way collar and inlets) the anodes will deplete at different rates, depending on water conditions. Once anodes have depleted past 50% of their original surface area they require replacement, as they are no longer able to attract the corrosion process away from the soft steel left unlined inside the tank. Benefits to Relining and InspectionsDHW Storage tanks are generally lined with cement based product at the factory. The cement lining is there to protect the actual steel tank from corroding. This is achieved by stopping 02 from reaching the steel. Once a lining is 12-15 years old it loses its ability to stop the oxygen from reaching the tank shell.
