I’m Rachit Jain, a Capital Markets Analyst at ANAROCK (Bengaluru) with an MS in Real Estate (University of Washington) and a civil engineering foundation (BMS College of Engineering). I work where capital meets concrete; turning messy, high-conviction development ideas into clear, investment-ready decisions that can actually get funded and executed.My work sits at the intersection of underwriting, market intelligence, and deal execution. I support debt and fundraising mandates, evaluate land and deal opportunities, and build investor-grade analysis that holds up in real conversations, linking every assumption to comps and market evidence, stress-testing downside risk, and translating complexity into crisp IC narratives, memos, and decks.I’ve seen the full stack of real estate from multiple angles: underwriting affordable and mixed-use deals at the Seattle Housing Authority, and managing on-ground delivery at Jain Heights in Bengaluru (including cost control, vendor negotiations, and execution discipline on a large plotted residential development). That mix shaped how I think, rigor first, but always grounded in what’s practically buildable, leaseable, sellable, and financeable.I’m especially interested in India’s next wave of institutional real estate: PBSA/co-living, logistics/industrial, and durable income assets alongside REIT strategy (yields vs implied cap rates, WALE, leverage, distribution quality) and hospitality feasibility.
