I work closely with senior management, contractors, and residents to maintain the highest standards of service, safety, and presentation across the estate.Key Responsibilities• Oversee the operational performance of a 176-apartment development, ensuring smooth coordination between residents, contractors, and internal teams.• Manage reactive and planned maintenance works, liaising with M&E engineers, housekeeping teams, and third-party service providers to ensure the building remains in pristine condition.• Conduct regular building and apartment inspections, ensuring full compliance with health & safety, Right to Rent, HMO, and statutory obligations.• Supervise and support on-site teams in the General Manager’s absence, ensuring consistent leadership and service delivery.• Manage all aspects of the tenancy cycle — from applicant qualification, referencing, and documentation, to renewals, property visits, and end-of-tenancy processes.• Handle deposit disputes, rent and utility arrears, and legal documentation in partnership with solicitors and the finance department.• Coordinate apartment readiness and turnaround works, ensuring all units meet brand standards before check-in.• Foster strong relationships with residents, addressing issues promptly and maintaining high levels of satisfaction and retention.• Lead quarterly resident engagement meetings, gathering feedback and implementing service improvements.• Maintain detailed operational records and compliance documentation for internal audits.• Conduct regular audits for Right to Rent, HMO, and GDPR compliance.
