   Desk provides principal lending solutions primarily secured by healthcare real estate assets.• Selected transaction experience:o $162mm senior and mezzanine acquisition financing for 18 skilled nursing facilities Executed team’s first mezz loan (B-tranche in three tranche senior secured facility) on a two person deal team, which included participating in the A-tranche to capture additional economics Structured B-tranche to achieve an LTV attachment commensurate with desk’s other senior loans, while achieving a greater return given the subordinate exposure Worked with the acquiring property management to reconcile the prior operator’s historical census and financials with management’s pro forma for desk’s credit underwritingo $70mm cash-in refinance for a portfolio of 23 senior housing assets Took initiative by requesting to run this deal after a director, who was the initial lead, no longer had the capacity to do so Underwrote all 23 assets which were located throughout the US and owned by the same PE sponsor but managed by several regional operating companieso $54mm private placement purchase of a non-rated, tax-exempt, seniors community bond Consolidated the desk’s financial models into one template that could be used across all seniors housing / care assets Tracked trades by other holders, comparable bonds and the new issue market post-close to understand appropriate times to re-mark our bonds and / or attempt to sell them
