Shoreline Commercial Funding provides numerous services to the Commercial Real Estate industry. We arrange loans of $2 million to $50 million, primarily structured for sale into the secondary market. By accessing this source of inexpensive capital, property investors benefit from long term, fixed rate, non-recourse financing, efficiently matching debt service structures to the stable, long-term nature of investment property cash flows. Shoreline also acts as a loan sale advisor, providing liquidity to banks and other holders of CRE debt. Over the past 10 years Paul O’Rear has managed some 25 to 30 debt sale transactions totaling over $700 million in loan balances. Finally, Shoreline provides consulting and advisory services to property owners or lenders including asset management services, debt or equity due diligence, lender negotiations/resolution, note acquisitions and restructuring, and credit risk portfolio reviews for lenders.Our Shoreline team is composed of experienced industry veterans involved in the origination, structuring and providing advisory services on billions of dollars of real estate financings over their careers. We bring the experience gained from structuring, negotiating and closing thousands of loans to each new opportunity to serve. Paul O\'Rear has 30 years experience in international and domestic real estate finance, focused on origination, risk assessment and portfolio management, both on-balance sheet and for sale in the secondary market. Responsibilities have included originating and managing portfolios of construction, term and A&D loans, credit quality and portfolio management, distressed asset management and disposition, distribution of capital markets structures and managing loan administration/closing.
