And sometimes this can take a few months, or in some cases years. Lenders have adapted to the market we’re in now, and have buy down options that will help you get into your new home at a lower payment, and you can either refinance when the interest rate drops, or see what other options become available.For sellers who may want to buy first and then sell, you can buy with less than 20% down, and then “recast” your loan after your home sells, moving the principal (or as much as you want to move) for less than – versus refinancing and costing much more.
