Analyzing project plans to understand the scope and requirements for all projects, and delegating plans to subcontractors for pricing and proposals.• Serving as the point of contact among clients, subcontractors, consultants, and suppliers; utilizing Procore and Asana for project management to foster clearcommunication and efficient issue resolution.• Actively participating in all internal and client kickoff meetings and submitting regular project status reports and construction updates to the client/owner everyweek.• Working closely with Architects and Engineers, and regularly following up with them on the preparation of Construction Documents and permits.• Working on obtaining unit prices for all line items by conducting takeoffs using takeoff software such as AutoCAD and Onscreen Takeoff, to later compare themwith subcontractor pricing for accuracy and cost-effectiveness.• Creating detailed budgets after conducting takeoffs and obtaining unit prices.• Conducting in-depth evaluations and comparisons of subcontractor proposals, facilitating meetings to discuss services, and making informed decisions withproject managers to achieve notable cost savings and ensure quality control.• Awarding contracts to selected subcontractors, ensuring comprehensive coverage of all line items including foundation, MEP roughs, trusses, roofs, insulation,drywall, stucco, fire sprinkler, and low voltage systems, etc.• Collaborating with different project managers and key subcontractors to develop real-time project schedules using the Microsoft Project and integrating schedulesinto contracts to achieve on-time project completion.• Working closely with the Architect on permits and adhering to local, state, and federal regulations throughout all project phases.• Manage and process change orders, RFI’s, purchase orders, and submittals for various projects. Ensuring quality control through comprehensiveoversight andi mplementing corrective measures as needed.
