I underwrite new construction and rehabilitation deals for real estate projects using invested equity from Low-Income Housing Tax Credits (LIHTC) and Historic Tax Credits (HTC) as well as construction, bridge, and permanent debt financing. My work focuses on the deal stage from execution of the Letter of Intent to funding of the first capital installment. Duties include: collection of due diligence documents required for approval and compliance; review of third party reports concerning zoning, market area viability, and environmental conditions; preparation of investment summaries for committee approval; assessment of financial statements and background checks; and critical analysis of operating expenses, financial forecasts, capital structures, and operating partnership agreements.
