Specializing in newly constructed Condominiums, I\'ve launched 2 Corporations in the past 2 years. A 480 Unit condo in North York and a 681 Unit tower, Downtown, Toronto. Both sites I\'ve built from the ground up - procured every contract, wrote every welcome package, met every new Owner, hired Counsel, Accountants and brought in the right teams to work along side construction until Management is the last team standing. I\'ve educated 2 brand new boards on policy, ethics, practice and the Condo Act while educating new owners on responsibilities, warranties and regulations while simultaneously doing the same for their tenants. I\'ve managed through the new build hiccups - water leaks, no heat, elevators down, fire, unhoused humans wandering through hallways, too many move ins and not enough elevators. I\'ve managed all of this while procuring every pen, piece of paper, computer and item an office, cleaning team, superintendent or concierge needs while at the same time writing new protocol, drafting rules, working on budgets and providing a weekly report. I\'ve answered calls at 2 am and 3 am, have had to wake up construction super\'s for bursting pipes and still managed to smile the next morning while handing keys to a new Owner. Special skills for new builds? Yes. Works great with construction? Yes. Understands the assignment? Undoubtedly. Need a new build staffed? I’ve had the unique opportunity to launch three new condominium builds—and each one taught me something invaluable.The first was a learning curve.The second, Westline Condominiums, was a full-scale launch where I stepped in as Property Manager alongside the builders team. Day one meant walking through an active construction site with only a desk and chair waiting in the PM office. I quickly learned the importance of safety—and how seriously a Site Supervisor takes a missing hard hat.The third came after nearly a year at Westline, I was honored to launch another tower: 252 Church, right in the heart of downtown. Same story—hard hat, empty office, and a long list of responsibilities.Launching a new build is no small task. It means setting up every contract, purchasing every item from phones to shop vacs, onboarding residents, writing protocols, and coordinating with construction and customer care teams—all while preparing for a newly elected Board and guiding them through their first audit while often, being under construction.When I say I possess a special set of skills, I\'m not lying. Launching a brand new build and working hand in hand with Construction, Customer Care, New Owners and molding a Corporation that will long surpass a career is no easy task and many get it wrong. When I see Pinnacle from the roof of my tower, or Bloor One from the other direction. I just want them to know, and all the other new builders, when it\'s time, don\'t trust your tower to a team that\'s never done it. Don\'t trust a firm that says they\'ll find the Candidate.
