The “Bring-to-date” file process will encompass correspondence with underwriters, examiners, and tax services to update tax certificates, title commitments, loan policies, owner policies, and high liability/over limit policies forms. I open files, create new folders with title reports and tax certs; draw up Critical Date Letters for purchasers, sellers, and counsel for the clarification of purchase deadlines. Create title commitment with/without hyperlinks with back up documentation attached. Aid with objection letters and create ProFormas to address all listed objections from clients. Monitor the ongoing review of financial statements. Executed document review and closing process with Underwriter assistance. Obtain and direct the analysis of all financial data. Also completed wire preparation on all closings and authorizing checks for cashing.Uploaded closing documents after closing into Softpro, and emailed copies to clients. Assist with commercial closing statements, wire preps, 1031 exchanges, and the mailout of checks from closing. Corresponded with parties and lending units to resolve any documentation, closing, and funding issues. Assist with growth of individual commercial property portfolios. Ship loan packages with recordables to lenders. With the use of Adobe software, I generate final loan and owner policies after recording documents have been recorded. Policies are then shipped out to purchasers (with original recorded documents attached) and lenders. Create T-00’s (and email copies to out-of-county abstractors if necessary) and final title commitments for files.
