Important factors for any retail location include:•Void Analysis: Taking the time to identify what tenant categories do not exist in a trade area will help zero in on a target retail user for the center. Some retail categories like Nail Salons and Yogurt Shops have cannibalized their own industry by locating too close to each other.•Accessibility: Restaurant Owners and Retail businesses should always consider where their customers are coming from and make sure that the retail center offers immediate access from these locations. •Tenant Mix: It is best if multiple tenants in a retail center share a similar customer base. •Visibility: Visibility is measured by the number of cars passing a retail center every Cars per day is a good indication of a strong retail location.•Demographic Analysis: I make sure to run a full demographic comparison report to share with potential tenants. The surrounding 5 mile radius is more often the customer base for any neighborhood center.
