ABOUT NICHOLAS WELLER

I am a graduate of Northeastern University\'s Masters Program with a MS in Project Management and concentration in Construction Management. I graduated from Appalachian State University in 2003 with a BS in Political Science (Pre-Professional Legal Studies).On the US Bank account I Introduced process improvements and best practices regarding our project management software’s reporting capabilities. The resulting reports and processes allowed JLL Project Managers to provide clear and concise information and created more positive interactions with the client. I helped create efficiencies in the document management system that allowed JLL PMs to focus more time on managing project tasks and activities as opposed to paperwork. I managed several decommission projects with accelerated exits requiring effective communication with the client and property owner. The aggressive schedules and varying scope for each project required the ability to problem solve quickly to negotiate, communicate, andmanage change effectively. I served as the audiovisual SME and relationship manager for preferred audiovisual and low-voltage vendors on the JLL4JLL Account. I managed the program deployment of VEW (Video Enabled Webex) rooms across the U.S. In 20••••23 I upgraded the video conferencing abilities in twenty-two meeting spaces across 14 project sites delivering 10% under the approved budget for the program. On the account, I collaborated to publish the JLL4JLL Corporate Playbook for use by Market Project Managers engaged in project work for JLL Corporate Real Estate. A Data Accuracy Dashboard was implemented to increase project manager engagement and accountability.On the UnitedHealth Group Account I assisted to condense UHG’s real estate footprint, realize go-dark savings, prepare properties for sublease opportunities, and consolidate spaces to create more efficient and collaborative work environments. Project work consisted of tenant up-fit, consolidation in place, decommissioning, and landlord turnover. I worked closely with Relocation Projects Management, Occupancy Planning, Workplace Management, and Landlord Representation to ensure smooth project delivery and transitions for the occupants.I joined JLL specializing in building envelope, vertical construction, and HVAC projects. I managed HVAC and lighting replacement projects to drive sustainability efforts in Duke Energy’s remote support buildings and provided oversite on significant roof replacements and re-paving of large campuses.
