About Nicholas Derobertis

I currently serve as a Project Manager for Partner Engineering and Science, Inc.(Partner) with over six years of experience in the environmental, building and construction due diligence industry. My current responsibilities consist primarily of client management and project oversight while also conducting technical quality assurance and quality control (QA/QC) on Property Condition Assessments (PCAs). I have personally managed over 1,300 projects of various property types, scopes, and reporting standards. I am familiar with ASTM standards, EPA’s All Appropriate Inquiry (AAI), customized client formats, and Freddie Mac and Fannie Mae guidelines. Through supporting one of Partner’s largest and most high-volume teams, I have had exposure to the complete suite of Partner’s services, reports, and the life cycle of a commercial real estate transaction. My experience managing thousands of due diligence reports and numerous large portfolios provides myself with a comprehensive understanding of project and time management. I strive to exceed client expectations, deliver on-time reports, and ensure punctual communication with clients.I have conducted technical review of over PCA reports while at Partner. Report scope and client types have included CMBS, bank, life insurance, agency, pre-disposition, equity / acquisition, and asset management. My work focuses on providing a quality and detailed report with cost tables (immediate repairs and replacement reserve schedule) that accurately portrays the condition of the property. My experience in the field and as a project manager enables methodical recommendations and solutions to relationship managers and clients, while understanding the assessment\'s potential impact on the transaction process.
